Below you’ll find useful information and our terms and conditions. If there is anything else you’d like to know before visiting The Old Manse, then please do not hesitate to contact us.

Check-in Time:

Check-in is between 2:30 pm and 8 pm. We would be grateful if you could let us know your estimated arrival time. If you wish to arrive at a different time please contact us and we will do our best to accommodate. Please phone us by 8 pm if you are running late, so that we are available to welcome you.

Departure:

We ask that you check out by 10.30 am on the day of departure. We may be able to offer late check-out on request, subject to availability (fees apply).

Breakfast Times:

Breakfast is served between 08.00 – 09.00 am. If you have any special dietary requirements please let us know when you book.

Payment Methods:

Cash and all major credit and debit cards are accepted. Sorry we no longer accept personal cheques.

Cancellation Policy:

By making your booking, our agreement is a legal contract.

Cancellations will be charged based on the number of days before date of arrival within which notice of cancellation is received as follows:

0 – 6 days 100% of reservation value

The excess of the cancellation charge payable as above, over any deposit paid, is payable on cancellation.

The cancellation charges will be applied from the date that we receive your cancellation notice. We aim to acknowledge your cancellation notice within 48 hours. A cancellation reference will be given and must be retained as proof of cancellation.

It is advisable to take out an insurance policy against cancellation, which is inexpensive and can be obtained from any good broker.

In the case of non-arrival or departure earlier than originally booked you are still liable to pay for the booking in full.

Parking:

There is parking on the drive for 2 cars on a first-come-first-served basis. In addition to this, there is plenty of free parking on the quiet road without any time restrictions. Cars are left at owners’ risk.

Room Allocation:

The proprietor reserves the right to offer an alternative room to the one reserved.

Smoking/Vaping:

We are a non-smoking/vaping guesthouse. Should you choose to ignore this policy, you will be asked to leave and charged in full for your entire stay plus an additional £100 for specialist cleaning to your room.

By making this booking you are entering an agreement with us. Please read our terms and conditions of booking below.

The following conditions apply to all bookings made with The Old Manse Guesthouse Buxton, whether by phone, email, online, or in person.

Prices

The price includes bed and breakfast. We accept the following forms of payment: Cash, Debit or Credit Card.

Sorry we don’t accept personal cheques.

Acceptance of Children

We do not accept children at The Old Manse Guesthouse

Cancellation

Non-availability of Accommodation

We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would however attempt to offer you alternative accommodation.  If this was not possible, or unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.

Arrival

Your accommodation will be available to you for check-in from 2:30 pm on the day of arrival, unless otherwise arranged. We may not be able to accommodate you if you arrive earlier than the agreed time as we will be busy preparing your rooms; however you can always leave your bags with us.

Late arrival procedure

Please ensure you contact us no later than 8 pm to let us know if you will be arriving later than 8 pm.

Departure

Please be ready to leave your accommodation by 10:30 on the day of departure, unless otherwise arranged. The invoice for your stay is payable on departure.

We may be able to offer late check-out on request subject to availability (fees may apply).

Damages and Breakages

Please take care when staying in our property. You are responsible and liable for any breakages or damages, which you cause, to the accommodation or its contents. All we ask is that you report any incidents as they occur.

We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge if you did not report this.

Loss of Keys

£50 charge for loss of keys.

Smoking

We are a non-smoking guesthouse. There is a wall-mounted ash can outside the front door to the property. Should you choose to ignore this policy, you will be asked to leave and charged in full for your entire stay plus an additional £100 for specialist cleaning.

Additional Cleaning

If your room or its contents need additional cleaning caused by accident or negligence by yourself or other guests, we reserve the right to charge you an additional fee of £50.

Unacceptable Behaviour

The proprietors reserve the right to amend, curtail or terminate any contract should the conduct of the person who is a party to that contract cause any detriment to the well-being or comfort of other guests.

Free Wi-Fi Access

We offer FREE Wi-Fi access, allowing you to check your emails and surf the web via your laptop or mobile phone. Downloading large content from the web is not permitted (eg TV, videos, music).

We will not be liable if for any reason the Service is not available at any time or for any period.  Access to the Service may be suspended at any time.

Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

Privacy Policy

Any data collected during the course of this booking will be stored on our computer(s).  With your permission we may from time to time contact you about promotions and offers.  We will not share your details with any third party.

Complaints or Comments

Any complaint or comment regarding your stay should be made in the first instance to the proprietors at the time of your stay so that it can be resolved at the time. Problems which cannot be resolved there and then should be emailed to sales@oldmanse.co.uk.

Accessibility Statement for The Old Manse

Introduction

Our elegant Victorian stone built property is steeped in history and is ideally situated in a quiet leafy residential area. A short walk takes you to the town centre, Opera House & Pavilion Gardens. There is private parking. We are a totally non smoking guesthouse.

The house was built circa 1890 and whilst we aim to meet the needs of all our guests there are some period features which might make access difficult for people with limited mobility. All bedrooms are located on the First and Second floors, with access only from the stairs. We have no ground floor bedrooms.

Pre-Arrival

  • The nearest railway station is 0.53 miles away
  • The nearest shops are 0.32 miles away
  • There are several local taxi companies, we can make bookings for you in advance

Arrival and Car Parking

  • We ask that you advise us of your anticipated time of arrival, so that we can be here to welcome you
  • Arrival time is usually from 14:00. However, if you require your room earlier, we will do our best to accommodate if arranged in advance
  • There is parking for up to 2 cars on our flat tarmac drive. Road parking is plentiful and well lit
  • We offer assistance with your luggage to the bedroom from your car

Main Entrance

  • Entrance into the house is via a door into the porch and a door into the lobby, both with a step. There is a further door into the hall
  • There is a doorbell on the first external (porch) door
  • We escort all guests to their rooms with a guided tour

Guest Accommodation – Public Areas

  • Dining room and reception are both on the ground floor off the hallway
  • Guest toilet available on the first half landing. You reach this from the hallway and there are 13 steps up a carpeted stairway with a handrail on the left.
  • Public areas are well lit at all times, with backup emergency lights
  • All public areas have smoke detection heads connected to the fire alarm. The evacuation procedure is displayed in all rooms
  • A selection of local attractions and information can be found in the lobby

Dining Room

  • This is on the ground floor off the hallway
  • Public areas are well lit at all times, with backup emergency lights
  • All public areas have smoke detection heads connected to the fire alarm.

Bedrooms

  • All bedrooms are located on the First and Second floors
  • First floor – Rooms 1 (double or twin), 3 (double or twin plus sofa bed) and 4 (double)
    There are 13 steps up a carpeted stairway with a handrail on the left to the first half landing, an additional 5 steps and then a fire door to the first landing. All rooms are ensuite, consisting of a shower, wc and wash basin, with vinyl flooring. All beds can be accessed from both sides
  • Second floor, half landing – Room 8 (single). There are 11 steps from the first floor to the second floor half landing up a carpeted stairway with a handrail on the left, then a step up into the bedroom. The bed can only be accessed from one side. The private bathroom is located on the Second floor, which is up a further 5 steps, consisting of a shower, wc and wash basin, with vinyl flooring
  • Second floor – Rooms 5 (double), 6 (double or twin plus sofa bed) and 7 (double or twin). There are 11 steps from the first floor to the second floor half landing up a carpeted stairway with a handrail on the left, with a further 5 steps up to the second floor. All rooms are ensuite, consisting of a shower, wc and wash basin, with vinyl flooring. All beds can be accessed from both sides
  • All bedrooms have hairdryers, remote-controlled televisions, tea & coffee making facilities and bottled water
  • The house is centrally heated throughout but temperatures can be adjusted in each room to suit individual requirements
  • Ceiling lights, desk and bedside lamps are in all rooms
  • Cotton sheets and synthetic duvets and pillows are used. Blankets are in the wardrobe if required
  • A wardrobe, dressing table and seating is in all bedrooms
  • There is a Guest Information folder in each bedroom which contains further information about The Old Manse and the local area, with details of emergency contacts including doctors and hospitals
  • Safety information door sign to alert staff and guests that additional help is required in the event of evacuation. If you have any mobility or hearing disabilities, please inform us on arrival.
  • All bedrooms have smoke detection heads connected to the fire alarm. The evacuation procedure is displayed in all rooms. In the event of a fire the fire alarm will sound. Please follow evacuation procedures
  • There is a fire extinguisher on all floors

Additional Information

  • We are happy to cater for special dietary requirements. Please advise us of these before your arrival
  • We are happy to refrigerate any medication. We can also keep perishables in our fridge
  • Mobile phone reception at the guesthouse is generally ok but in some of the surrounding area there is no signal
  • We are open all year
